Job Description : | The Leasing and Marketing Manager is responsible for effectively marketing the community and ensuring the leasing targets are achieved. The Leasing and Marketing Manager acts as a quality supervisor on the leasing floor, providing direct oversight and assistance to the Community Ambassadors as they interact and assist our clients. Leasing and Marketing Managers should have a high level of energy and always demonstrate a high level of professionalism.Reports to: Community ManagerDirect Reports: NoneResponsibilities: The duties listed below are an outline of the Leasing and Marketing Manager’s responsibilities and should not be considered an all-inclusive list. As the needs of the community change, these duties may be modified as needed.Leasing & MarketingPrepare marketing plans and develop new strategies and programs designed to meet occupancy goalsPrepare daily and weekly leasing reports and pricing recommendationsEnsure leasing staff complies with corporate procedures and government laws on Fair HousingEnsure follow up activities take place for all prospective residentsManage, review, and approve all leasesMonitor guarantor approval processEnsure all data is accurately entered in EntrataProject a favorable image of the community to achieve property objectives and public recognitionCoordinate and participate in resident retention programsGenerate and track traffic of prospective residents by utilizing effective marketing techniquesConduct all tasks necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining the model and traffic follow upComplete and submit required materials in a timely manner such as market surveys, marketing calendars, guest cards, and service requestsWalk tour route and model unit dailyEnsure an adequate stock of professionally printed collateral and promotional items are on hand at all timesMonitor and update all social media channels to promote the propertyGeneral AdministrationEnsure confidentiality of client, resident, and company informationAttend and contribute to all staff meetings and any special or emergency meetingsUnderstand and adhere to the Landmark Properties policies and proceduresMaintain a clean and professional work environmentReport time and attendanceManage roommate matching, transfer, and move-insUnderstand the lease document and all related addendums and be able to clearly communicate to residents, prospective residents, and parents all relative informationParticipate in all move-in and move-out related activitiesManage time efficiently and effectivelyAssist in corporate projects as requestedFinancial ManagementMaximizes revenue and occupancyAssists in collecting rents, security deposits, and other income as requestedOperates marketing activities within the confines of the marketing budget, deviating only with prior approvalPersonnelTrain leasing staff on how to market on campus and locations that students frequentBe familiar with and train the leasing staff on how to review and explain the lease document and all related addendumsPrepare leasing staff office coverage scheduleCustomer ServiceAssist the Resident Services Manager with Customer Service, as neededRisk ControlUnderstand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resourcesDocument and address behaviors of residents that violate the law or the community lease agreementIdentify and report safety and security risks to the Community ManagerIn the absence of the Community Manager, prepare and submit incident reportsAssist the Community Manager in handling emergency situations in conjunction with the corporate teamWork EnvironmentThe work environment characteristics described herein are representative of those an employee encounters while performing the essential functions of this job.
